You can book up to 2 hours in advance using the self-booking tool on this page.

All Happy Hour bookings are self-service; Access Instructions are sent by email automatically 24 hours, 3 hours and 1 hours before the booking start time.

If you need a booking within 2 hours, you can enquire on Instagram @xystudiolondon, and the team will do our best to respond to you in time.

  • We offer services for: Class Groups & Solos, Behind-the-scenes, Visuals and Event photographs to studio hirers.

Address & Directions: Basement level, Cromwell House, 14 Fulwood Place, WC1V 6HZ, London

We recommend finding Kintan Japanese BBQ (34-36 High Holborn, WC1V 6AE) first. When you face the restaurant entrance, you will find Fulwood Place on your right. Go straight in towards the end, Cromwell House is on your right, which is next to Horse & Wig.

Studio Hire Terms & Conditions

Cancellation & Rescheduling

  • All bookings are non-refundable.

  • Free rescheduling is allowed up to 14 days before the original booking time subject to studio availability by writing to info@xystudiolondon.com

Studio Rules & Penalty

  • Overtime will be charged at £1.5 per minute.

  • Heels, tap, flamenco, pole or any dance that can cause damage to vinyl flooring are prohibited. If your shoes leave residual traces on the floor you may be subject to a one-off charge of £45 or you will be held responsible for restoring the flooring to its original condition.

  • The hirer agrees to not install anything in the studio temporarily or permanently.

  • The hirer agrees to not consume any food in the studio.

  • The hirer agrees to take full responsibility for their personal belongings.

  • The hirer agrees to leave the studio as found meaning putting furniture and equipment back and take all rubbish with them. Failure to comply can result in a one-off fee of £50.

  • The hirer agrees to a one-off charge of £80 for leaving any doors in the studio or building unlocked or open.

  • The hirer agrees to a one-off charge of £30 for leaving air conditioner(s) or ventilation system on after the booking.

  • The hirer agrees to take full responsibility in paying to restore any damage to the Studio, properties and equipment to the original condition.

- Party / Rave / DJ

- Using any smoke machines/laser lights/inflammable items

Liability Waiver

By booking and/or using the facilities of XY STUDIO or Cromwell House, you acknowledge and agree that XY STUDIO, its owners, employees, agents, landlords and affiliates are not responsible for any personal injury, death, or property damage occurring on the premises. The hirer assumes full responsibility for their safety and releases XY STUDIO and Cromwell House from any liability, claims, demands, or causes of action that may arise from your participation in activities within the studio.

The Studio and public areas are under CCTV surveillance.

Failure to comply with our Terms & Conditions can result in a permanent ban from booking or using the studio.

XY STUDIO reserves the right to cancel studio hire appointments.
